Concrete takes pressure. Render, weatherboard, fibre cement and natural stone do not — force drives water behind the surface, lifts coatings and etches soft stone, and none of that is undone by cleaning it again.

So the work starts by identifying the material and its condition, then choosing between controlled pressure and a low-pressure soft wash. That decision, made before anything is switched on, is what determines the result.

Why it happens

Exterior surfaces don’t
stay clean by themselves.

Four mechanisms, none of them dramatic. That is precisely why most properties are further along than their owners think.

Organic growth

Humidity does the work. Anywhere shaded or slow to dry — the southern wall, the side path, the covered alfresco — carries a biological film long before it looks dirty. It is also what makes shaded paving slippery.

Traffic film

Driveways collect tyre polymer, oil, brake dust and road grit, which binds into the top few millimetres of porous concrete. That is why hosing lifts the loose material and leaves the rest behind.

Weathering

UV, rain and thermal movement dull the surface itself. Large modern slabs show it first, because there is nothing in the plane to break the eye.

Surface-appropriate method

Render, weatherboard, natural stone and painted walls do not take pressure. Concrete and most paving do. Reading which is which — and recognising a coating that has already failed — is what protects the property.

Before you book.

Why do you assess on site rather than quote from photographs?

Because a photograph hides most of what sets the price and the method. It won't show you how porous the concrete is, whether a render is sound or already failing, how much fall a gutter has, where the run-off will go, or what water pressure is available at the tap. Quoting blind means either padding the price to cover the unknown or revising it on the day. We look at the property, then give you a fixed scope and a fixed number.

Do you use high pressure on every surface?

No. High pressure suits sound concrete and most paving. It is the wrong tool for render, painted weatherboard, fibre cement, timber and natural stone, where it drives water behind the surface, lifts coatings and etches soft stone. Those surfaces are soft-washed: a cleaning solution does the work at low pressure, is given time to dwell, then rinsed. Choosing between the two correctly is the job.

Will cleaning damage my render or paint?

Not when the method matches the material. Sound render and sound paint are unaffected by a correctly applied soft wash. Coatings that are already blistering, chalking or lifting can come away — the cleaning reveals a failure that was already there rather than causing it. We identify that at the assessment and tell you before any work is booked.
