Roof Cleaning

A roof is the largest surface on the property and the least forgiving of a heavy hand. Pressure that suits a driveway will strip a tile.

Roofs carry lichen, moss and the black streaking that comes from airborne growth settling on porous surfaces. On tile it holds in the texture; on Colorbond it sits in the pan and around fixings. Left long enough, growth lifts and holds moisture against the surface.

The method is decided by the material and its age. Concrete tile that has lost its glaze behaves nothing like a coated steel sheet, and a brittle terracotta roof may not be safe to walk at all. Where a roof cannot be worked safely, we say so rather than improvising.

Surface limitations

Roof cleaning removes growth and staining from the surface. It does not repair the roof. Cracked or slipped tiles, failed pointing, rusted sheeting and deteriorated coatings are identified and reported, but they need a roofer. Roofs that cannot be accessed safely, or that are too brittle to work, are declined rather than attempted.

Will pressure cleaning damage my roof tiles?

It can, which is why roofs are not cleaned at driveway pressure. Concrete tile that has lost its surface glaze is porous and comparatively soft, and terracotta can be brittle with age. The material and its condition are assessed first, then a controlled low-pressure method is chosen to suit.

Do you paint or seal roofs afterwards?

No. Stride cleans; it does not coat. If a roof would benefit from resealing after cleaning, that is said plainly and you are pointed to a roofer or coating specialist.

Will the black streaking come back?

Eventually, yes — it is airborne growth settling on a porous surface, and cleaning does not change the surface. How quickly depends on tree cover, aspect and humidity. You will get a realistic interval for your roof at the assessment.
